Oliver Morgan Architects offers a full architectural and design service extending beyond the general architectural to include the design of joinery, plaster mouldings and soft furnishings. Our continuous involvement ensures that, as well as meeting expectations of time and cost, the build quality and the vision of the finished product are upheld all the way to the completion of the works.

Feasibility Study. Essential to develop the preliminary brief this provides a fully-costed platform from which to judge the relative benefits of any proposal or part of the proposal. With our measured survey, we take our Clients’ ideas and produce an all-inclusive scheme from which a Quantity Surveyor can produce an approximate cost estimate to enable us to factor in alternative solutions, from large structural items to finishes and to evaluate the cost implications as the design develops.

Scheme design. Development of the preliminary design in sufficient detail to make applications for statutory permissions including planning permission, listed building consent and landlord’s permissions if required.

Detail design. Fitted furniture design to include bathrooms, kitchens, wardrobes and layouts of furniture in general to facilitate the integration of Mechanical and Electrical Services. Liaison with specialist consultants. Prepare finishes schedules to include floor surfaces, marble, stone and tiles, cornices and the design of doors and mouldings.

Production Information. Working drawings, preparation of schedules and specifications in sufficient detail to enable the Quantity Surveyor to prepare documentation ready for tender or negotiation with contractors. Specialist items sent out for pricing.

Tender or Negotiation. Prepare a list of suitable contractors and subcontractors and either send out documentation for a competitive tender or negotiation. With the Quantity Surveyor analyse the tender returns and select suitable contractors. Prepare contracts.

Site Start. Contractor to site. Agreed site protocol.

Site Operations. Site supervision and contract administration. Weekly site meetings, minuted to all parties, to ensure drawings and specifications are followed and standards maintained and contractors programme adhered to. Liaison with Quantity Surveyor to maintain cost control. Monthly certification of valuations. Practical completion certificates, defects inspections through to final certificate.
